| Overview |
The Peninsula Housing and Builders Sales and Marketing Council was organized in an effort to improve the sales and leasing techniques of those who represent home sales and marketing relevant to the home building industry. SMC is dedicated to maintaining a high level of professionalism through continuing education and exchange of ideas. It has the following as its purposes:
- To promote professional standards among sales and marketing personnel
- To provide educational workshops and seminars and an intelligence network among members
- To provide a line of communication from the consumer to professional builders
- To recognize and reward marketing professionals in our industry

| Benefits of SMC Membership |
As a SMC member, individuals will derive considerable benefits from association with our professionals through education, technical publications, idea exchange programs, awards and recognition and consumer-orientated research. These include:
- Education
As a primary thrust of the Council is to maintain a high level of professionalism, continuing education programs, seminars and workshops covering sales and marketing issues. The PHBA Sales and Marketing Council also locally administers classes for such national designations as the Institute of Residential Marketing (IRM) and the Certified New Home Marketing Professional (CMP).
- Awards and Recognition
It is the desire of SMC to recognize the sales and marketing professionals from outstanding service to our industry. Outstanding members will be recognized for their contribution, performance, and leadership at SMC meetings, PHBA dinners, and at Annual Awards Banquets. (In order to be recognized a member must be in good standing of the PHBA Sales and Marketing Council. New Home Sales Awards are presented for the following:
- Rookie of the Year: Presented to the individual who, in the first full year of site management, has closed the highest volume. Volume must total one million dollars or more in New Home Sales.
- Bronze Saw Award: Presented to sales associates who have closed at least one and one-half million dollars in New Homes sales volume during the year.
- Copper Flashing Award: Presented to sales associates who have closed at least two and one-half million dollars in New Homes sales volume during the year.
- Silver Nail Award: Presented to sales associates who have closed at least four million dollars in New Home sales volume during the year.
- Gold Hammer Award: Presented to sales associates who have closed at least five and one-half million dollars in New Home sales volume during the year.
- Platinum Key Award: Presented to sales associates who have closed at least seven and one-half million dollars in New Home sales volume during the year.
- Diamond Stud Award: Presented to sales associates who have closed at least ten million dollars in New Home sales volume during the year.
- Salesperson of the Year: Presented to sales associates who have closed the highest New Home sales volume during the year.
- Additionally, marketing achievements are awarded for the following:
- Best Logo Design
- Advertisement of the Year
- Best Marketing Campaign
- Best Special Promotion
- Best Audio/Visual Advertisement
- Best Marketing Brochure
- Best Signage
- Best Sales Office
- Best Interior Merchandising
- Product excellence is also recognized according to the following categories:
- Best Interior Merchandising
- Best Model Landscaping
- Best Product Design - Detached
- Best Product Design – Attached
- Best Master Bath
- Best Kitchen
- Best Community
- National SMC
